Larger, more complex homes run into the $600s and up. The three biggest cost drivers are square footage, foundation and site conditions, and kitchen & bath selections. Land and major site work are priced separately.

Square footage

The single biggest lever. Every extra foot adds foundation, framing, roof, flooring, and finishes. A tighter, smarter footprint often beats a bigger, cheaper-feeling one.

Foundation & site

Flat, buildable ground is cheaper than a steep, wooded, or wet lot. Well and septic, long driveways, and rock all add up — which is why we walk your lot before we price it.

Kitchen & baths

These rooms carry the most cost per square foot. Cabinetry, countertops, tile, and fixtures are where budgets swing most — and where your selections matter.

Land

The lot

If you already own land, that usually counts toward your down payment. If not, we'll help you evaluate a lot before you buy so you don't get a cheap parcel that costs a fortune to prep.

Site work

Getting the lot ready

Clearing, grading, driveway, well and septic (or utility hookups), and the foundation type. This is the number that surprises people — so we price it early.

Soft costs

Plans, permits, fees

Design, engineering, county permits, and inspections. Modest next to the build, but real — and always in your fixed price, never a surprise.

Paying For It

How families finance a build.

Almost nobody pays cash. Most families use a construction loan: you get pre-qualified, close on the loan, and the bank pays us in draws as stages of the home are completed — then it converts to a normal mortgage when you move in. Timeline

How long does it take?

Most of our homes take 6 to 9 months from breaking ground to keys, plus a design phase up front. Site conditions, weather, and how quickly selections get made all play a part — and we give you a real timeline for your specific build before we start, not a guess.

Is it cheaper to build or buy in Ohio?

It depends on the market. In built-out suburbs with bidding wars on aging homes, building new can be competitive — and you get exactly what you want with none of someone else's deferred maintenance. In rural areas with affordable land, building is often the best way to get a modern, efficient home.

Does owning land lower my cost?

Usually, yes — land you already own typically counts toward your construction-loan down payment, so land-owners often build with less cash out of pocket than they expect.
